Clear, upfront property management pricing with no hidden fees. Choose the level of service that fits your rental goals — from full service management that handles everything to lease only placement when you prefer to self manage.

Option 1 : Full Service Property Management

With our Full Service plan, we handle everything from marketing and tenant placement to rent collection and maintenance coordination, so you can enjoy passive income without the day to day hassles.


Fees:    

• One-time leasing fee equal to 75% of one month’s rent
• Ongoing 7% monthly management fee based on collected rent ($100 minimum)


What This Includes:

  • Rental market analysis and pricing strategy
  • Professional MLS listing with broad online syndication
  • Coordination of showings and applicant communication
  • Comprehensive tenant screening (credit, background, income verification)
  • Collection of move in funds and security deposit
  • Lease preparation and execution using attorney-approved forms
  • Move-in inspection with documented condition report
  • Monthly rent collection and owner disbursements
  • Maintenance and repair coordination with trusted vendors
  • Biannual Inspections
  • Lease compliance management and tenant communication
  • Owner reporting and tenant online portal access


Option 2 : Lease Only Placement

Best for owners who want professional tenant placement but plan to manage the property themselves after move in.


Fees:  

• One full month’s rent (one-time fee)


What This Includes:

  • Rental price analysis
  • Professional MLS listing and online syndication
  • Showing coordination and applicant follow-up
  • Full tenant screening (credit, background, income)
  • Lease preparation and execution
  • Move-in coordination and fund collection


Owner assumes all management responsibilities after tenant move-in.


Additional Services

We offer optional services to help simplify ownership and keep your property well maintained. Services can be added individually or bundled based on your needs.


Available add-on services include:

  • Pool service coordination
  • Pest control service coordination
  • Lawn and landscaping service coordination
  • Scheduled A/C filter replacement
